August 2026 Community Update
Originally distributed by email in August 2026. This update is also posted here so all Lookout Pointe homeowners have access to the same information. Details below reflect the status of the Association at the time of the original update.
Hello Neighbors,
It has been a few months since our community meeting in April, and we felt it was time to provide an update on what has been happening within Lookout Pointe.
At the April meeting, homeowners voted to appoint the following Board members:

Resolution of Management Situation
We have officially parted ways with ResCom and are once again entirely self-managed by the Lookout Pointe Board. We have also reestablished an interim Design Committee to handle architectural concerns and other exterior-property matters.
The general administrative business of the Association is handled by the Board, while questions regarding exterior changes and the general appearance of our community are handled separately by the Design Committee. As provided by our governing documents, the Board has representation on the Design Committee. Questions involving changes to your property, yard, fencing, landscaping, or similar matters can be directed to designcommittee@lookoutpointehoa.com.
Website
We are financially live on a new software platform provided by PayHOA and are working toward building out the remaining capabilities. These include community engagement, access to covenants and bylaws, online dues payment, Design Committee request administration, violation reporting, and potentially a community directory. We are continuing to configure the platform and will provide homeowners with account and sign-up information using the email addresses we have on record.
Community Event — Save the Date
We are planning a Lookout Pointe block party for Sunday, October 25, from 4:00 PM to 6:00 PM. The Board has voted to provide food and basic drinks. We ask homeowners to help by bringing desserts to share and any special drinks they would like. We are hoping for good weather so we can also have outdoor games and entertainment for everyone.
Where Do Our Dues Go?
We try, as much as possible, to operate on a balanced budget that matches dues collected with Association expenses. We have received several questions about where HOA funds are spent. At a high level, Lookout Pointe pays for:
The Oaks HOA obligations, including shared expenses such as roundabout monument maintenance and insurance, stone walls, community landscaping, and other common-area responsibilities that are not privately owned within the surrounding communities.
Insurance on the Lookout Pointe entry monument.
Tax and compliance filings.
Postage and administrative expenses.
Discretionary community expenses, such as the block party. This year's event is possible in part because of the management fees we are saving after returning to self-management.
Dues
Thank you for your cooperation with dues collection during the transition from ResCom back to self-management. Homeowners have generally been very understanding as we have worked together to get the Association's funding and records in order, and we sincerely appreciate everyone's patience and cooperation.
Online payment through PayHOA will be available for the 2027 dues cycle. The Board plans to test the online-payment process in advance to help ensure it works smoothly. Payment instructions will accompany future dues notices and will also be made available through the website and Resident Portal.

DUES & ACCOUNT

How do I pay my HOA dues?
HOA charges and payments are managed through PayHOA. Log in to the Resident Portal to view your homeowner account, current charges, payment history, due dates, and available payment options.

Where can I see my balance and upcoming due dates?
Your current balance, charges, due dates, and payment history are available in the Resident Portal. Important assessment and payment information will also be communicated to homeowners by the HOA.

What do our HOA dues pay for?
HOA dues support the Association's obligations and approved community expenses, including neighborhood maintenance, administration, insurance, required filings, community activities, and other authorized expenses. Additional financial information may be made available to homeowners through the Resident Portal.

DESIGN & PROPERTY CHANGES

Do I need approval before making an exterior change?
If a project changes the exterior appearance of your property, check the governing documents and Design Committee requirements before beginning work. Examples may include fences, sheds or other structures, exterior construction, major landscaping changes, drainage or concrete projects, and similar improvements.

How do I submit a Design Committee request?
Log in to the Resident Portal and complete the Design Committee request form before beginning the project.

Provide enough information for the committee to understand the proposed work. Depending on the project, this may include photographs, sketches, dimensions, location, materials, colors, or other supporting information.

Where can I find the covenants, bylaws, and neighborhood rules?
Log in to the Resident Portal and visit the Documents area to access Association covenants, bylaws, forms, and other HOA records made available to homeowners.

MEETINGS & GOVERNANCE

When is the annual HOA meeting?
Lookout Pointe holds an annual membership meeting. The date, time, location, agenda information, and other meeting details will be communicated to homeowners in advance.

Who manages the HOA?
Lookout Pointe is self-managed by its Board of Directors. The Board handles the business and administration of the Association, while the Design Committee handles architectural, exterior-property, and community-appearance requests.

How do I contact the HOA about a question or concern?
For general Association questions, email board@lookoutpointehoa.com. Questions about exterior-property or design matters should be directed to designcommittee@lookoutpointehoa.com.
